Japanese Knotweed Case Study – Lewisham Homes, Morden Hill

Three‑year FAST System herbicide programme treating a mature, cross‑boundary Japanese Knotweed infestation affecting two adjoining Lewisham Homes gardens and preventing tenants from using their outdoor space.

Japanese Knotweed Case Study – Lewisham Homes, Morden Hill

Three‑Year FAST System Herbicide Programme for a Cross‑Boundary Residential Infestation

At the request of Lewisham Homes, IVM carried out a full site assessment at two properties at Morden Hill, Lewisham (SE13). A mature Japanese Knotweed stand was identified spanning both rear gardens, with the worst growth concentrated in the corner of one garden and new shoots emerging immediately adjacent to the house wall. Additional growth was visible in the adjacent rear garden, confirming a shared rhizome system linking both properties.

Project Overview

Location: Morden Hill, Lewisham, SE13
Client: Lewisham Homes
Site Type: Residential gardens (adjoining properties)
Contamination: Mature Knotweed stand linked by shared rhizome system
Issue: Growth encroaching toward property walls & restricting garden use
Requirement: Long‑term eradication across both gardens with minimal disruption to tenants

The Challenge

The infestation was well‑established and spreading across the boundary between the two gardens. The worst growth had begun emerging close to the house wall, increasing the risk of structural encroachment. Additional Knotweed was visible over the dividing fence despite restricted access, confirming that both gardens were affected. As the two areas were connected by a single rhizome system, simultaneous treatment was essential to achieve full eradication. The infestation was also preventing tenants from safely using a large section of their outdoor space.

Our Solution

IVM implemented a structured three‑year herbicide treatment programme using the proprietary IVM FAST System. This dual‑route delivery method combined targeted stem treatment with foliar application to maximise herbicide uptake in mature growth. Treating both gardens simultaneously ensured consistent suppression across the shared rhizome network. Annual monitoring confirmed progressive die‑back, containment of spread, and restoration of safe garden use for the tenants.

Outcome

• Significant die‑back achieved during the first treatment season
• Full eradication delivered by the end of the three‑year programme
• FAST System treatment used throughout
• Cross‑boundary rhizome spread fully contained and reversed
• Tenants regained safe use of garden space
• No excavation required, avoiding disruption to the properties
