Japanese Knotweed Case Study – Maldon, Essex

FAST System Treatment & Dual‑Site Eradication Enabling Mortgage Approval

A residential property in Maldon, Essex had its mortgage application refused due to a Japanese Knotweed infestation within the garden. Knotweed was also present on the adjacent site, requiring coordinated treatment across both properties to satisfy lender requirements and allow the mortgage to proceed.

Project Overview

Location: Maldon, Essex
Site Type: Residential garden & adjacent property
Contamination: Japanese Knotweed on both sites
Issue: Mortgage refused due to Knotweed
Requirement: Full eradication & lender‑approved guarantees

The Challenge

The presence of Japanese Knotweed on both the main property and the neighbouring site resulted in the mortgage lender refusing finance. A coordinated treatment programme and long‑term guarantees were required to meet lender criteria and provide assurance for the buyer and seller.

Our Solution

IVM implemented the FAST System herbicide treatment across both affected sites to achieve full eradication. Upon completion, a 10‑year IVM company guarantee and a 10‑year bonded PCA guarantee were issued, enabling the mortgage to be approved. For further guidance on how lenders assess Japanese Knotweed, see our Japanese Knotweed & Mortgages page.

Outcome

• Full eradication achieved on both properties
• FAST System treatment delivered throughout
• 10‑year IVM guarantee issued
• 10‑year bonded PCA guarantee issued
• Mortgage successfully approved following completion
