Japanese Knotweed Case Study – Polegate, East Sussex

Integrated Excavation & Relocation Enabling Immediate Redevelopment

IVM was instructed to manage Japanese Knotweed on a large multi‑phase development site in Polegate, East Sussex. The affected area was scheduled for immediate redevelopment, and timescales did not allow for an in‑situ FAST System treatment. A combined excavation and relocation strategy was required to keep the construction programme on track.

Project Overview

Location: Polegate, East Sussex
Site Type: Large multi‑stage development including social housing
Contamination: Japanese Knotweed within an area scheduled for immediate works
Constraint: Timescales did not allow for in‑situ FAST System treatment
Requirement: Enable construction to proceed without delay

The Challenge

The Knotweed was located directly within the footprint of the next construction phase, meaning redevelopment could not begin until the contamination was safely managed. Traditional in‑situ treatment was not possible due to programme deadlines, requiring a controlled excavation and relocation approach that maintained full compliance.

Our Solution

IVM carried out an integrated treatment and excavation programme, relocating all Knotweed‑ contaminated soils into a designated receiving area elsewhere on the site. This approach followed our Integrated On‑Site Treatment methodology, ensuring full compliance while keeping the development programme on schedule. A haul road was installed to ensure safe transport between the excavation zone and the receiving area. The receiving area was fenced off and treated using the FAST System, while an immediate guarantee was issued for the excavation area to allow redevelopment to proceed without delay.

Outcome

• Construction works were able to proceed immediately
• All contaminated soils safely relocated under IVM supervision
• Receiving area secured and treated using the FAST System
• Immediate guarantee issued for the excavation zone
• Final eradication guarantee issued upon completion of receiving‑area treatment
