Knotweed Management Plan (KMP) and FAST System herbicide treatment enabling a stalled property sale to proceed after a mortgage was refused due to Japanese Knotweed in the rear garden.
FAST System Treatment & Knotweed Management Plan Enabling Property Sale
A residential property in Wisbech, Cambridgeshire had its mortgage application refused due to a Japanese Knotweed infestation in the rear garden. IVM was instructed to provide a compliant Knotweed Management Plan (KMP) and implement a FAST System herbicide treatment programme to allow the sale to proceed without delay.
Project Overview
Location: Wisbech, Cambridgeshire
Site Type: Residential property
Contamination: Japanese Knotweed in rear garden
Issue: Mortgage refused due to Knotweed
Requirement: Provide KMP & treatment to enable property sale
The Challenge
The presence of Japanese Knotweed prevented the mortgage lender from approving the application, placing the property sale at risk. A compliant management plan and professional treatment programme were required to satisfy lender requirements and provide long‑term assurance for both the seller and the incoming buyer.
Our Solution
IVM produced a full Knotweed Management Plan (KMP) and implemented a FAST System herbicide treatment programme. During the works, the property changed ownership, with the original owner covering the first two stage payments and the new owner covering the remaining stages. The site was fully treated, cleared and issued with an IVM guarantee. Ongoing monitoring visits have confirmed no re‑growth. For guidance on how lenders assess Japanese Knotweed, see our Japanese Knotweed & Mortgages page.
Outcome
• Mortgage application successfully reinstated
• Property sale completed without delay
• Full KMP and FAST System treatment delivered
• Site cleared and issued with an IVM guarantee
• Ongoing monitoring confirms zero re‑growth
